A warm welcome awaits at our three-floor Victorian family home, where we have been hosting guests for over 30 years.

Located in a quiet residential area of North Edinburgh, midway between the Royal Botanic Garden and the River Forth - with nearby independent shops, cafes, eateries & pubs.

Excellent road links, direct buses to the City Centre (20min), Leith, and Royal Botanic Garden, and connected to Edinburgh's network of quiet, scenic walk & cycle paths.

We have:

• One 1st floor double room.
• Three 2nd floor double rooms.
• One 2nd floor single room.

All rooms ensuite, with towels & toiletries provided.
In-room flat screen TV, Tea & Coffee making facilities.
Free WiFi throughout.
We have limited off-street parking, however there is free on-street parking.
Bed & Breakfast and Room-Only rates available.
Open all year round except Christmas Eve till Boxing Day.
Children are welcome, a cot and highchair may be available on request.
Pets are welcome by arrangement.
